1. Appointment
The Property Owner hereby appoints Roam International Vacation Homes LLC ("ROAM") as a non-exclusive listing and booking management agent for the property described in this onboarding form. ROAM shall manage the listing, guest communications, and booking coordination across all designated platforms. The Owner retains the right to list their property independently or through other agents or platforms.
2. Listing & Marketing
ROAM will create and maintain professional listings using the content, images, and details provided by the Property Owner. ROAM reserves the right to optimise listing descriptions, pricing suggestions, and photography for performance, subject to Owner approval.
3. Content & Imagery Rights
By submitting property images and content through this form, the Owner grants ROAM a non-exclusive, royalty-free licence to use, reproduce, and distribute such imagery and content across all booking platforms, social media channels, marketing materials, newsletters, and promotional campaigns for the purpose of marketing the property and driving bookings. This licence remains in effect for the duration of this agreement and for a period of 12 months following termination, after which ROAM will cease use of the Owner's imagery upon written request.
4. Commission & Fees
ROAM will retain an agreed-upon commission on each completed booking. The commission rate will be determined based on the exclusive or non-exclusive nature of the listing arrangement, as mutually agreed between the Owner (or their property management company) and ROAM prior to the property going live. Commission terms will be outlined in a separate fee schedule provided to the Owner. All rates, discounts, and pricing set by the Owner in this form are honoured unless mutually agreed otherwise.
5. Booking Management
ROAM will manage all guest enquiries, bookings, and calendar synchronisation. The Owner agrees to keep availability up to date via iCal sync or their property management system. ROAM is not liable for double-bookings caused by unsynchronised calendars.
6. Cancellation Policies
The cancellation policy selected by the Owner in this form will apply to all bookings made through ROAM. Changes to the cancellation policy require written notice and will apply to future bookings only.
7. Owner Responsibilities
The Owner warrants that they are legally authorised to list the property and that all information provided is accurate. The Owner is responsible for maintaining the property to the standard represented in the listing, including cleanliness, safety, and amenity availability.
8. Term & Termination
This agreement is effective upon submission and signature and continues on a rolling basis. Either party may terminate with 30 days written notice. Existing bookings at the time of termination will be honoured under the original terms.
9. Liability
ROAM acts as a booking and listing agent and does not assume liability for property damage, guest injuries, or disputes between Owner and guests. The Owner is encouraged to maintain appropriate property insurance.
10. Governing Law
This agreement shall be governed by applicable laws in the jurisdiction where the property is located, unless otherwise specified in a separate addendum.
